Renters Rights Database – How We Can Help You
As your letting agent, we can assist you with registering your rental properties in England on the new GOV.UK Private Rented Sector Database.
When the database launches, it will include a facility that allows our team to submit certain property information on your behalf. We will also be able to assist with keeping this information up to date.
Please note that this is an entirely voluntary service and can be requested by you should you wish to use it.
As previously advised, the registration period for the South East will begin on 15th March 2027, with a registration deadline of 14th June 2027.
What do you need to do?
Before we can assist with registering your property information, you must first register yourself on the database as a landlord. Once registered, you will receive your unique Landlord Registration Number (format: L-XXXX-XXXX).
You must initiate the registration of each property yourself. Please remember that the legal responsibility for ensuring each property is correctly registered and that the relevant registration fee is paid remains with you as the landlord.
During the property registration process, you will have the option to authorise us to provide certain information about how your property is let.
To do this, you will need to enter our email address:
Once submitted, a unique link will be sent to us, allowing our team to provide the relevant property information on your behalf.
What information can we provide?
Using the link provided, we can submit details about how your property is rented, including:
-
Details of any HMO, additional or selective licensing.
-
The number of tenants and households living at the property.
-
Whether the property is furnished, part-furnished or unfurnished.
-
The rental amount.
-
Details of any bills included within the rent.
We can also provide details of your property's compliance certificates, including their issue and expiry dates:
-
Gas Safety Certificate (where the property has a gas supply).
-
Electrical Installation Condition Report (EICR) or Electrical Installation Certificate (EIC).
-
Energy Performance Certificate (EPC).
You will receive a notification whenever information is submitted by us on your behalf.
Keeping your property information up to date
Any changes to your property's registered information must be updated within 28 days of the change.
This may include changes such as:
-
An increase or decrease in the number of occupants.
-
Changes to the rental arrangements.
-
Uploading renewed compliance certificates.
We can continue to support you with these updates by submitting the relevant information on your behalf using the same access links.
Property access links
A unique access link will be issued for each individual property.
The first time you access your property's link, you will be asked to create a password. This password will then be used whenever you need to access and update your property's registration in the future.
Our aim is to make this process as straightforward as possible, providing support with the relevant property information and ongoing updates, while ensuring you remain in control of your landlord and property registrations.
