EV charging insulation laws: Tenants and Landlords.

04/11/2025

Part P of the building regulations and the 18th Edition of BS 7671 makes it essential for all Electric Vehicle charging installations to be paid for by landlords or tenants subsequent to the landlords agreement. The installation requires mandatory electric work if not carried out by a registered competent installer under the self certification scheme.

Once the charger has been installed a EIC will need to be issued and provided to the tenant and it must append the Landlords original EICR file. This updates are vital when making changes such as this to help maintain safety within the property and allow for inspections to recognize installation. This type of fitting is also notifiable to the district network operator.

As we are moving into a society who is increasingly purchasing electric vehicles, the government is willing to provide any grants for the installation and these grants can be up to £350.00, so if your a landlord/ tenant looking to purchase an electric vehicle you should definitely look to receive  grant.
