Landlords: why it’s crucial to conduct regular inspections:
Inspections within the rental sector are officially an examination of the property, this examination allows you as a landlord or your letting agency to assess the properties overall condition; in comparison to when the tenant first moved in. Therefore, it allows you to be able to identify any issues/ potential issues. The inspector will thoroughly look around the property while taking photos of almost every detail. The key features you should focus on are, the lights, plug sockets, carpets, walls, ceilings, appliances, boilers etc. It is highly recommended to carry out these inspections at least every 6 months, with the acceptations of every 3 months when you have a problem tenancy.
When these inspections are carried out, it allows you to identify any leaks, cracks, potential pests and just faulty areas. These things in which the tenants may not even notice themselves or believe that its anything worth reporting, especially when its only just started or the damage is minor. As a landlord however, these kinds of issues need to be addressed almost immediately, or at least noted down so you can keep an eye on its progress. When you fix and solve a maintenance issue in its early stages, you will find that you save a fair amount of money, compared to if you were to leave it for later down the line.
Another reason in which inspections are a crucial part of renting is that it allows you to stay in line with safety regulations. When a property is not properly looked after, even after just a short period of time, issues such as mould, faulty wiring and structural weaknesses can occur. These issues in which can cause serious health problems and huge potential risks to your tenants. Just remember, that if you are not sticking to the health and safety regulations you are not only putting your tenants at risk of harm and injury but you are also putting yourself at danger of going to court or facing serious fines/ consequences if anything was to happen. Therefore, it is of great Important that you do these check-ups.
Lastly, regular inspections allow your tenant to feel appreciated and safe within their home as it now stays well maintained, giving you a good reputation as a landlord and a better stable rental income.
