Creating a Legally Compliant Tenancy Agreement
Once a landlord has found suitable tenants who has successfully passed the referencing process, it is essential to provide a legally compliant tenancy agreement. While standard templates are available, landlords are strongly encouraged to seek advice from legal experts who specialize in property law to ensure the agreement is thorough and tailored to their specific needs.
The tenancy agreement is a crucial document that outlines the landlord’s responsibilities and protects their legal rights. In addition to this agreement, landlords are legally required to provide several safety documents, including the Gas Safety Certificate, Electrical Installation Condition Report (EICR), and an Energy Performance Certificate (EPC). These documents are vital for demonstrating compliance with safety regulations and ensuring the property is safe and habitable for tenants.
Tenancy Deposits
After the tenancy agreement has been signed by the tenants, they will be required to pay a tenancy deposit—typically equivalent to one to five weeks' rent.
