Services

We offer landlords a choice from one or more of our five rental options:

 FREE Property Advertising

  • Under this option you instruct us to advertise your property on our website and social media pages on:
    • Facebook
    • Twitter
    • Google+
  • These will be advertised with your contact details so any enquiries will be passed straight to you.
  • We will also give the details of your property to any other perspective tenants who may be interested in it along with your contact details.
  • Other bespoke services can be arranged to meet your own personal requirements, with appropriate fees agreed.

Tenant Finder

  • Under this agreement, Regency Properties will advertise your property, find you a suitable tenant for your investment property. You are then free to raise your own tenancy agreement, source your own references, and collect your deposit and rental income.
  • The fee for this service costs the equivalent of 2 weeks of the advertised rent per calendar month plus VAT or £200 plus VAT, whichever is the greater amount (pcm).
  • Other bespoke services can be arranged to meet your own personal requirements, with appropriate fees agreed.

 Let Only

  • Under this agreement, you instruct us to advertise your property, find you a suitable tenant, obtain references, collect deposits and raise an Assured Short-hold Tenancy Agreement. If applicable we can acquire Home Owner or Working Guarantors for tenants which can give our landlords better protection against loss of rent or damage to their property.
  • The fee for Let Only costs the equivalent of 3 weeks of the advertised rent per calendar month plus VAT or £300 plus VAT, whichever is the greater amount (pcm).
  • Other bespoke services can be arranged to meet your own personal requirements, with appropriate fees agreed.

Let and Rent Collection

  • Under this agreement, you instruct us to:
    • Advertise your property,
    • Find a suitable tenant for the property,
    • Obtain relevant references:
      • Credit Searches.
      • Bank references.
      • Previous Landlords references.
      • Character and employers references.
    • Collect deposits and monthly rents.
    • Obtain a Guarantor if required, a homeowner or a working guarantor.
    • Carry out an Inventory and Final Inspection.
    • Monthly and end of year statements.
  • We automatically protect your tenant's deposit with my-deposits, as required by law. 
  • The fee for Let and Rent Collection is comprised of the following charges:
    • An initial letting charge, which is the equivalent to 3 weeks rent plus VAT, with a minimum charge of £300.00 plus VAT
    • An ongoing fee of 8% plus VAT of all collected rental payments
  • Other bespoke services can be arranged to meet your own personal requirements, with appropriate fees agreed

Full Managment

  • This option is taken by the majority of our long-term landlords. Under this agreement, you instruct us to:
    • Find a suitable tenant for the property.
    • Obtain relevant references.
      • Credit Searches.
      • Bank references.
      • Previous Landlords references.
      • Character and employers references.
    • Collect deposits and monthly rents.
    • Obtain a Guarantor, a homeowner or a working guarantor.
    • Organise repairs and maintenance.
    • Offer both landlords and tenants a 24-hour Emergency contact and call out service.
  • We will carry out an Inventory at the start of the tenancy, routine Periodic Inspections of the premises, as well as Final Inspections at the end of the tenancy.
  • We automatically protect your tenant's deposit with my-deposits, as required by law. 
  • We do not make any extra charges for advertising, special visits, or service of notices etc.
  • The fee for Full Management is comprised of the following charges:
    • An initial letting charge, which is the equivalent to 2 weeks rent plus VAT, with a minimum charge of £200.00 plus VAT.
    • An ongoing management fee of 12.5% of all collected rental payments plus VAT.

Service Notes

  • Regency Properties does not charge landlords or tenants a registration fee to use our service.
  • All recurring fees, commissions and VAT will be deducted from the monthly rental income prior to issuing payments.
  • We manage multiple properties for many of our landlords and we are happy to negotiate a reduced management fee for taking on whole portfolios of properties.
  • All fees are subject to VAT.
  • Regency Properties offer multi property Landlords with 10 or more properties a reduced management fee of 10% plus VAT on full management.
  • Set fees can be negotiated on a wide range of various services such as:
    • Inventory Service
    • Final Inspection Service
    • Periodic Inspections
